Project Brief

Scope: 12-level parking structure (5 underground, 7 above-ground floors), 640m² ground-floor retail (5 commercial stores), rooftop children's playground, green facade and public green spaces. Challenge: Address Beirut's critical parking shortage and traffic congestion while avoiding creation of dead urban infrastructure. Transform utilitarian parking typology into civic amenity that contributes positively to streetscape and provides recreational programming. Balance functional parking capacity with urban greening and public benefit. Approach: Holistic design integrates primary parking function with urban amenity strategy. Ground-floor retail activates street edge while parking serves public above. Rooftop children's playground converts typically unused roofscape into community resource. Green facade treatment and maximized landscaping transform parking structure into vertical garden - enriching area's landscape character while addressing environmental concerns. Design meets core objective (additional public parking capacity) while promoting recreational use and environmental quality. Status: Completed

The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Our Response

Laceco responded to the above objectives by:

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.

Conducting value engineering and cost optimization studies to preserve economic viability of the development.

Our Response

Laceco designed a building whose four facades were individually curated for pedestrian views with a subtle play of shapes and materials. The building was programmed for an intimate residential community of 13 apartments and special attention was given to the user experience in the design and character of the cores, gathering areas, balconies, and retail outlets located at the ground floor.
