Roads, Infrastructure and Landscaping for Sectors A&D
Project description
Laceco was appointed the lead design and supervision of roads and infrastructure for one of the most prestigious projects in Lebanon: Sectors A&D located at the sea front reclaimed area of Beirut Central District, and expending over a 70 hectares land area.
The new roads and state of the art infrastructure networks are meant to be an extension to the Traditional BCD, and to serve a highly dense mixed use district targeting a new urban experience (public open spaces, offices hub residential hub, leisure etc..)
The brief
Solidere aimed to achieve three objectives:
- A roads networks integrating pedestrian experience/bike lanes/ archeological sites while preserving the sea view corridors
- Infrastructure networks designed in a way to be adaptable to market land use/functions figures variations, and to up to 20% potential increase in built-up area
- Plots serviced with all necessary infrastructure connections prior to its development, with no need for future disruption of surrounding roads.
Our response
Laceco responded to the above objectives by:
- Site Utility Investigation for the existing infrastructure at site boundaries: existing conditions survey and inspection in term of characteristics/condition/capacities,
- Coordination with the concerned public Authorities/Service providers/Operators regarding the proposed utilities’ interface with the existing ones (connection points/spare capacities etc..), with a 20% extra provision on proposed loads capacity
- Designing around 10 km of roads that can withstand heavy traffic loading during Plots development/construction phase,
- Implementing primary, secondary and tertiary wet and dry utilities networks, with ease of accessibity for future operation and maintenance as a major concern: water supply valve chambers, MV culvert and inspection hand holes, duct banks,
- Designing a central technical area, with a 4,000m3 central reservoir and pumping station to serve the irrigation of all planned public green parks within the district.
Interesting facts
- Fully service the private plots, as well as public plots and public open spaces while the corresponding programs are not yet set
- Accommodate the utilities design for potential phasing scenarios of the District including temporary facilities servicing option within the design
- Reclaimed nature of the land necessitated a thorough geotechnical investigation and site characterization before launching the tender design
