Project description
Verdun Gardens is a mixed-use development located in the heart of Beirut. The main tower of the development is an imposing addition to the architectural landscape of the city. It is elegantly curved, offering tenants of the luxurious residences a range of city views to enjoy along a rooftop swimming pool and other facilities. The development also includes a separate tower operated by Staybridge Suites.
The brief
Horizon Development aimed to achieve three objectives:
- Developing an integrated project that included residential, hospitality, and retail components
- Maximizing the allowable sellable area
- Optimizing construction costs
Our response
- Developing a district masterplan that integrated a 22-floor residential tower, a hotel, and lower ground retail uses. The masterplan differentiated each component architecturally and functionally while preserving a character of unity
- Advising the client on regulatory strategies aimed at maximizing sellable area
- Conducting value engineering exercises to optimize construction cost
Interesting facts
- The initial project included an abundance of landscaped areas, hence the name “Verdun Gardens”
